Base Camp At Bear can Start Phase 1

Post by rogman »

“After more than a year-long wait, developers were granted a permit to start phase one of a 102-unit ski on, ski off housing development in Killington.

The developer, Ottauquechee Realty Associates, LLC, was awarded an Act 250 permit for Phase 1 of the three-phase project on June 1, pending a 30 day appeal process.”

Sounds like work will begin shortly after July 1.

It's about time. I put $1000 deposit on one of those places. Can't wait to move in when it's completed!

Has anyone heard any news on this? First phase this year was supposed to be move the snowmaking pipes and remove the Fiddle Quad base terminal. Don't think that's happened...

They did fix all the snow making on Fiddle. I am sure the r*ins washing out the road has delayed things

Yeah my concern was lack of excavating equipment to do anything this year.

No work done. No tree cutting. No snow making relocation. Nothing. I have to believe if they had real deposits they’d have found a way to push forward despite the roads, floods, and other obstacles, but IDK.

The condo project is now soliciting EB5 investors.

https://www.basecampeb5.com/

Through the EB-5 Program, Base Camp at Bear Mountain is seeking capital from up to 20 immigrant investors to fund the construction at the Killington Ski Resort in Killington, Vermont. Fully approved and shovel ready, the Project will create 16.5 jobs per investor, far exceeding the USCIS requirement of 10 jobs per investor.

Unless this is for Phase II, looks like you were right.

"Prices start at $2,900,000 depending on view and location."

Isn't that price double what these started marketing at ? Seems a bit rich for attached duplexes without all the amenities you'd find with other slopeside condos at other areas. Top Ridge now fetching $1.6M which seems to find buyers, no garage but nearly the same square footage and you have more amenities. Kinda tough when you ask top dollar but dont deliver a Bear Lodge rebuild, earlier snowmaking or other amenities first.

So the upper bear lot is also disappearing? This is a gated community and still have to drive thru/past the Bear lodge? Let give away another parking area.

Ah, EB5 money. What a joke. But by the looks and sounds of it this project is on hold or dead.

I thought the EB-5 program was being terminated in the State of Vermont because of Jay and Q-Burke...
The state-run EB-5 Program in Vermont, the Vermont Regional Center (VRC), is in the process of winding down. At the request of the Governor's office, DFR Commissioner Michael Pieciak, in consultation with Michael Schirling, Secretary of the Agency of Commerce and Community Development, submitted a report that reviewed the EB-5 investor program and the Vermont Regional Center. The report concluded that the state would continue to oversee existing EB-5 projects but would not take on new projects.

It’s interesting to see folks slowly come to the realization that the parking situation after all this development really will suck. I’m sure someone will pipe in and remind us all that the plans all replace existing parking so it won’t ba a problem. But, call me crazy, I find Killington’s existing parking and its closeness to the lifts to be a big selling point for Killington. No replacement parking will be as close as the parking that is disappearing. In the end upper Bear, Rams head, snowshed and probably vail parking is going to be gone. It’s disturbing to think what that will do to the skiing experience compared to today. The only consolation is how slow these changes will happen.
