Re: Killington pricing vs growing the sport
We may be in the late innings of the economic cycle. Maybe not that surprising given the speculatory wealth gains and multiple presidential administrations keeping the financial spigots flowing. In my view, seems people are using their properties less, trying to rent them more and visitation is down...

Re: Base Camp At Bear can Start Phase 1
The transfer tax is on all non primary homestead, not just STR. The 3% surcharge is only on STR on top of the 9% meals and rooms + 1% local option tax. Both of these are volatile taxes based on economy and tourism, not sure that's a great budget planner. Its poor tax policy. Skiing isn't exactly a h...

Re: Base Camp At Bear can Start Phase 1
There are plenty of views in NJ. NYC skyline from Jersey City or Hoboken? Jersey Shore ? Northwest NJ/Del water gap or lakes. View isn't directly taxed, you are taxed on comp sales value in your neighborhood so unless everyone in your hood has a view reflected in their price you aren't taxed. I have...

Re: Base Camp At Bear can Start Phase 1
13% STR tax now, higher than any other state in New England. Property taxes double or triple those of Maine resort towns and CO. Even NJ doesnt tax you for a view, but VT does.. VT voters need to wake up - 3rd highest education spending in the country but local economy is 49th in country by GDP and ...

Re: Base Camp At Bear can Start Phase 1
We will see.... real estate is supposed to be an investment, not a charity to the state and socialists in Montpelier. Not to mention the new nearly 4% transfer tax or $110k check you get to write to the state for the privilege of signing up for their tax bill. State was salivating over a new revenue...

Re: Is Killington for sale?
Ok I’ll spill the beans. Disney is buying K to make the village part of their vacation club. Is it April 1st? But I think K has sold off the base camp land without the previous royalty deal that was to fund bear base lodge Reno. And they sold off 7 acres along Great Eastern recently. And Great Gulf ...

Re: Town Meeting Day and Tax increases
What makes you say that ? I see a stack of million plus listings not selling, now more difficult with transfer tax. And price cuts and closings below asking prices in several ski towns. Haven't seen it hit the lower end of market yet, but that will come depending on rate cuts and job market.

Re: Mountain Green Sales?
I would disagree. The taxes matter even if you are a 2nd or 3rd homeowner. It may not matter for those well inside the top 1%, but it matters to the top 2% to 10% (of the 1 to 2% of ski families that would buy ski real estate in New England) that need to be killingtons market for that village, wheth...

Re: Mountain Green Sales?
Bear units had demand at 1.4 to 2M, for 2.8+ seems a tough sell. You can get in to Spruce Peak at Stowe for near those prices with way more amenities. They are built to order, not on speculation of sales. The potential tax bills are enough to cause indigestion. Will the asset bubble burst before vil...

Re: Town Meeting Day and Tax increases
It was 30 million cheaper before COVID to build it, maybe they should wait for the real recession to hit before pulling a trigger on that. Either that or reverse the school year in killington from summers to winters off and let the kids go to school in one of the new base lodges during the summer mo...

Re: Town Meeting Day and Tax increases
Wage earners are hit pretty hard with taxes. In VT, NJ, MA, CA etc you are talking near or over 50% total tax including top fed, state and local Tax rates. The top 1% each year includes a bunch of people that exercised stock RSUs or sold homes or businesses, so they have a 1% income for only a short...

Re: Town Meeting Day and Tax increases
Local control is expensive, but I dont really have a problem with that. Let people congregrate and run towns the way they want, you can choose to live there or not. In my view its really Act 250, Act 60 and drugs at the source of most of VT's issues - they've all discouraged economic development of ...
