Building a afordable ski house
Seeings it's a buyers market regarding land due to financing, do you think you could build a real house, not a yurt, a tent, etc.. but a well built home for under 150,000 within 10 miles of a major resort anywhere on the east coast? Sort of like how things were from the 50's thru 70's when families built there own house's by ski areas and they were normal sized and used not a 9000 square foot home people spend 20 days a year in?

Not including the land, you're still probably looking at $125/sf for construction for a quality home with moderate quality kitchens & bathrooms. So, if you only want to spend $150K, you're looking at a 1200 sf home plus the cost of the land. You might do better than that but not much better, and certainly no less than $100/sf.

How about a simple "no"?
Bubba spelled out the basics, but there is something called getting prequaled for a mortgage, rather than dreaming.
2nd homes are NOT well received.., and not 3% down.
Yes, I'm a Realtor...(not VT_they have their own rules)

Wait another few years, the downward trend of real estate has just begun. If you have the patience you will be rewarded.

What about a deal on 1 or 2 acres, put in the septic, water and foundation and get a modular home. They are quite nice and can look as nice as a ranch, cape or colonial. I think you can buy and install for under $100K. Figure the septic, water and foundation would be less than the $50K remaining.
