I agree, I've never paid for parking at a ski resort.
My gut feeling is once they improve the on mountain infrastructure, lifts, base lodges, trail layout, improve skier traffic around KBL and the once the building of the Village starts you will be looking at paid parking.

As part of a vacation package you more than likely will be able to park at your lodging for free but day trippers will more than likely have to pay to park as well as be shuttled to the hill. Don't forget that they still have all the parking at the defunct Sunrise Area. There is a huge parking lot in front of the old lodge as well as on the other side of RT 100. They own additional land in that area that can be made into parking lots. Also don't forget the parking at the Skyship as well as expansion possibilities on Rt 4 for additional parking. In the future 5-7 years, or once the village is started and becomes operational day trippers will be relegated to these remote parking sites and be shuttled to the hill. At a destination resort the idea is to get you out and away from your car and then empty your pockets. If they provide a first class experience and the first class amenities they can even empty your pockets and have you feel good after. Just my $.02
Well, let's continue on these thoughts....
First phase plans, which remain fluid, include a commercial village hub with shops and restaurants, 150 condominiums and single-family homes and condominiums in the Rams Head area.
That's phase 1, supposedly. I think eventually it's going to include Snowshed and Vale lots.....either condos, houses or more commercial space.

That leaves:

- KBL lot....maybe they plan to make this all pay parking? Or a garage?
- Parking on the upper access road by superstar
- Bear lot (huge, and maybe some room to expand)
- Skyeship (decently sized, with tons of room to expand)
- Pico (eventually, when connected)

Then, potentially:

- Lots on the access road, between Killington and the Basin Ski shop - phase 2 of the interconnect will run a lift down here
- Sunrise, either as some sort of very remote lot, or if they put in a lift again.

They have TONS of parking.....I don't see how all of it is going to be pay.

Worst case senario, all of KBL lot is pay parking on the weekend, and some of it on weekdays...I can deal with that. Maybe part of Bear lot on weekends too. But that's about as bad as I can possibly see it getting. So, you'll have to be bused on weekends if you don't get up there early....pretty similar to how it is now. I don't think it will be that bad....it's workable, the only way it would really suck is if they made it suck.....

Look, if I buy a pass and then they still want to charge me $10 to $20 to park on Saturday and Sunday, I'll be pretty pissed off. Paying to park after buyng a lift ticket or pass is complete sh*t. Completely unacceptable. and I dont think I should have to park on f*** route 4 either. Im on the access road for the convenience it offers....which will be negated if I have to drive to Bear or Skyeship. If thats the case, I might as well go back to renting in Bridgewater which was a hell of a lot cheaper than renting on the access road

The village plans that were shown prior to Centex pulling out included plenty of parking, including some new lots for day trippers close by to Snowshed to replace parking that will be lost when the village starts construction. Dave Rathbun, in one of his posts, also addressed the need to balance preferred parking for a few with the need to keep free parking for the many. I think everyone expects some village parking to be paid lots, but there's no need to go off the deep end, at least at the moment.

Does anyone have a property map of the Sunrise area to show what K still owns?

It seems like that could offer tons of room for parking, condos and other stuff, if they'd just put a decent lift in there.

Also, from what I could see, it looks like you might be able to ski off the back of Hawk's Nest over to where the current lift ends now, or to within 100ft of it. That could potentially make restoring service back to there less complex, although it would require one more person to run.

I feel the same way you do, but I think it will be basicly ok in the end, or there will be loopholes to work with....just like there are now. I can show up at 10 am on a saturday and get a spot 100 ft away from the K-1, if I try hard enough....

I am happy to see k sell, but not so sure how happy I would be if I were a regular. I think the regulars that get the cheap season pass and already own around the mountain may end up with the least to gain. I really enjoyed k but over the years it has gone way downhill and is a very big second rate resort that I no longer visit. Changes would bring me back, but probably not for 5 or 6 years.

1. When the village development happens parking will be at a premium so get ready to get put in one of those migrant farm workers trucks and be shuttled from your parking spot to the base.

2. Althought real estate values usually trend upward most high end renters buyers are looking space on the trails or at the base. Sorry if your unit is a shuttle ride away I dont care what happens its not going to grow in value anywhere as quick (although it will grow) as those new units going up. When I go on vacation I dont ask for that unit 8 blocks away on the shuttle route. First buyers of the new units will make all the money.

3. Sale happening at an awful time real estate wise. Although every demographic indicates great market for 2nd homes for those baby boomers prices already overinflated and the market has dropped off significantly. Will move at a slow pace.

4. Cheap season pass will be a thing of the past, but might take four years or so to get there.

5. Was going to say I hope the development in the village doesnt negatively affect some of the access road business as I loved the access road but when I read about the slide of outback pizza that just hits to close to home, sounds like a lot of the institutions getting out.

Hopefully there will be a place for everyone at the new K

About half of the KBL lot is high enough to fall under pretty draconian Act 250 rules. The KBL lot is on leased land and it's highly unlikely Killington would ever get permission to erect a parking garage there.

There is a triangle of land that runs between the Superstar lift, the compressors on Snowshed, and the Access Road. Up by Superstar where they teach never-nevers, it's a very narrow wedge that's not suitable for a parking lot (an obvious site for a hotel). That's all premium land that will get turned into hotels and condos, not wasted on parking.

There's a bunch of land below Rams Head off the Access Road. I'd expect some kind of people mover lift and a giant parking lot there one day.

The land below the compressor road, down to Snowshed, was in the plans to be turned into parking if the Centex village plan went through. I think they were then going to move the learn to ski area in that space over to the Rams Head side.

I'm talking about that patch of snow maybe 300 yards below the Superstar quad where they have ski lessons of some sort. ...or am I hallucinating?

I've seen that hallucination too. What I've been wondering, is if that's where you teach the never evers, how do they get them there?

They bring them up from Snowshed on the bus drop them off just below the SS lift then the bus picks them up on the Dirt road by the compressors.

I think the only thing you really learn on that trail is how to walk on skis. It is basically flat. It is real bad when there are snowmaking whales on it.
