real estate and lawyer ?s

hello-
thanks to everyone who gave me info on killington weddings.
we set a date at the grand next winter.

i am also looking at condos in killington. i know the area fairly well, and have done some research. just had a few quick questions-

1. can anyone provide any general opinions or advice on condos at 'the woods'?

2. i have heard some general statements regarding a history of lawsuits involving the woods- can anyone give more insight?

3. can anyone recommend a home inspector in the killington/rutland area?

4. i am looking for a real estate lawyer to represent me when i buy a condo. can anyone recommend a lawyer in killington who may know the area and have experience with condos?

The Woods has nice units and they have nice facilities but I'm told they're having trouble with getting mortgages now for reasons I'm not clear on. I would also check their financial condition, reserves, etc. based on stuff I've heard through the years.

There's definitely a history of litigation at The Woods, dating back to suits against the developer and extending to disagreements among the ownership.

3. can anyone recommend a home inspector in the killington/rutland area?

Lalancette in Rutland seems to be everyone's favorite.

4. i am looking for a real estate lawyer to represent me when i buy a condo. can anyone recommend a lawyer in killington who may know the area and have experience with condos?

There are several on the mountain but, when I purchased my condo years ago, I used Bob Tepper in Rutland. I've also used M.B. Neisner on the mountain but, as a result of his personal legal issues, I don't think he's an option for the time being.

Personally, I would not purchase a condo that far off the mountain. With the number of available condos closer in (Trail Creek, Fall Line, etc.) you can get better value and be on the bus route. Alternatively you could be at Sunrise and be on the hill itself. I'd also talk with realtors about financing issues right now given the condo by-laws modifications required over the past year. Finally, if you're going to rent your place out, being close to the mountain is even more important. Everyone took a hit on rental income this year given market conditions but some took less of a hit than others. Trail Creek probably does best because of its location. (Full disclosure - I own at TC and am on the Board as well.)

As far as a lawyer John Lorentz is great . His office is in Killington above ski country real estate.
John only does real estate and knows the ins and outs around Killington.

What makes them so "great"...??

I hate using lawyers for real estate deal, it seems they often do more trouble than good. Fighting back and forth, etc.

When I purchased here in Utah they dont even use laywers....thats a HUGE $$$$ savings.

I literally put in and offer on Jan5th, and the house was closed on Jan 21st. Sooooo much easier here than on the east coast IMHO.

You might want to interpret it that way, but you'd be wrong. I see the rental data for Trail Creek and have information about our relative performance with other developments.

I've also used Lorentz and found him to be very thorough, though things moved a bit slower than I would have liked (it's Vermont, better get use to it). John helped mitigate a potentially nasty septic issue with our town. Also used Lalancette for the inspection and have no complaints.

The costs for both were very reasonable.

A lawyer can save you time and protect your interests at the clossing, especially if you are not familiar with real estate law.
John Lorentz also represented me when I closed on my condo and he was easy to deal with and overall I was satisfied with his representation.

John is very good. Keep in mind that if he's the seller's lawyer (often the case, since he's handled a lot of real estate deals in Killington), you'll be SOL. Best to have a backup in mind.

We used David Rosenblum when we bought our condo. I believe that BigKahuna also used him when he bought his condo.

why is mt.green so cheap? Could they be that bad?

The maintenance fees are high due to the pool area. Also, it seems that Mountain Green usually attracts the people that come on the buses. Some Mountain Green units are better than others depending in which building they are located.

BigKahuna owns there. :wink:

Seriously, they tend to get the "yahoo" bus trips and are known for loud parties, etc. as a result. Rental rates are commensurately lower than other places that are so close to the mountain.
