Expand Parking? The plan is to eliminate the entire side parking lot at Bear. Somehow someone thinks you can run a business that one drives to with copious outdoor gear, that occasionally requires a return to said car to exchange gear, but yet not provide parking.

Mike has indicated that the planned new Bear lodge is independent of the home development at the base of Bear.
That wasn't the story from this past presentation to our condo association. He directly linked the base redevelopment to the build out of Base Camp at Bear. Said it would be sped up because of those $2.5MM Duplexes.

Really hope they don't put 8 packs anywhere or even a 6 pack at SS. Those trails are already over capacity on a busy Saturday and adding more lift capacity will only make the problem worse.

a 6pack on snowshed would be dangerous, same with superstar. too many people up and not enough ways down (especially SS in the spring).

since were dreaming of lifts, hear me out: a three stage gondola, starting at the welcome center, mid station 1 at wobbly barn, midstation 2 at snowshed/ramshead base, and the terminal at k1 base. it will never be built, but fun to think of. another would be (after establishing the interconnect) a pico base to summit gondola. if that were to happen i would park at pico...

maybe instead of trains we should just build gondolas all over the state for public transportation... we could have a peak to peak to peak to peak all up 100 haha

Based on what they did with Snowdon, Killington seems to go with the higher capacity lift type when in doubt, and recent lifts they built have had a capacity on the upper end for their respective lift types. When faced with the decision, they opt to have shorter wait times, with potentially more trail crowding. I expect to see that practice continue on future projects.

Rams Head is under capacity?
It will be under capacity when they build the interconnect. There will be a few more trails off the top.

Once the bond is issued, I doubt it will be years before a shovel in ground.... Great Gulf is on the hook with tax valuation. Assuming the deal is consummated on schedule, looks likely summer of 24 or 25. Unfortunately, recession by 2025 looks likely. But we should see 180 units and a lodge

Too late - we're in a recession. And taxes are going up .....

Those units would have all sold in 5 minutes at 2.5%

Going to be a tough sell at 7 or 8 % - and there won't be a ton of cash buyers IMO.

Being in real estate development I can tell you in my 25 years of being in the industry I continue to be surprised by how many cash buyers there are. My opinion Killington will have no trouble finding buyers.

We aren't in recession yet. It's been postponed, havent you heard? lol

Definitely some risks (SVB Bank yesterday adds to worry), but there are probably trade-up buyers in the market. Assuming they can sell their existing K units it might stoke some demand. My guess is GG and Powdr are crossing fingers that rates start to come down by the time pre-sales start - they can always offer rate buy downs to buyers as well if they have to. VT taxes definitely give people pause.

Some condos are still selling over asking price in K right now, which isn't the case all over anymore.
